Casa Fresco was founded on a simple observation: the Central Coast is full of properties with untapped potential, and full of people who own them — or want to own a piece of them — but lack a partner with the discipline to execute.

We are that partner. We screen hundreds of listings and off-market opportunities — residential, commercial, and industrial — across San Luis Obispo and Santa Barbara counties, underwriting them against the region's real regulatory constraints — water, zoning, coastal review — and pursue only the projects where the numbers and the entitlements both work.

We're a new firm, and we're building deliberately. Behind Casa Fresco are a licensed real estate broker and a licensed contractor — which means we can source, underwrite, and physically build our projects in-house, with our own capital committed alongside yours.

We don't just fund the work. We build it.

Casa Fresco's principals are contractors as well as investors. ADUs, renovations, and construction on our projects are handled in-house through our own licensed contracting operation — not bid out to whoever's available. That's a structural advantage most investment firms can't offer.

Lower Cost

No general contractor markup stacked on top of the budget. We build at contractor cost, which means more of every project dollar goes into the property — and the returns — instead of a middleman's margin.

Better Attention to Detail

The people managing the crews are the same people whose capital is in the deal. Quality gets checked by an owner, not a superintendent juggling six unrelated jobs. Our name is on the project twice — as investor and as builder.

Sam is a licensed California Real Estate Broker (DRE #02178674) and Vice President of Glenn Martin Company, a full-service brokerage serving the Central Coast for more than twenty years, where he oversees day-to-day brokerage, leasing, and property management operations. A Cal Poly graduate, he grew up working in his family's agricultural business in Woodland, California — a background in sales, operations, and hard assets that shapes how Casa Fresco sources, underwrites, and manages every deal.

Eduardo Cota

Co-Founder & Managing Partner · Construction

Eduardo is co-founder of Modern Perspective Plumbing, a licensed, bonded, and insured California general (B) and plumbing (C-36) contractor (Cota Companies LLC, CA Lic. #1102487) based in Grover Beach, with dedicated service and new-construction divisions working across San Luis Obispo and Santa Barbara counties — from residential renovations to ground-up commercial builds. He runs estimating, budgets, and field execution for Casa Fresco projects, which means our construction numbers come from a builder, not a spreadsheet.
